The Psychology of Real Estate Marketing

Do you believe in love at first sight? It’s actually proven to exist. When you think of this phenomenon, you probably think of love between two people. This is definitely the most common application of this idea, but it also is a very important concept when it comes to real estate and real estate marketing.

The entire concept of marketing is to get a consumer to fall in love with a product. Whether it’s a new phone, a can of pop, or a house, the concept is the same, trying to get people to fall in love at first sight.

Studies show that first impressions are made within the first seven seconds. Seven seconds is not a very long time. It would have taken the average person about seven seconds to read this paragraph so far. Imagine deciding whether you are interested in one of the largest decisions of your life in just seven seconds. Well, that’s the case of real estate marketing.

If you’ve ever looked at a home on Realtor.ca, seven seconds means that you’ll probably only get through two pictures. That means that being able to have your home look the best it can in any form of marketing is incredibly important.

Showing the features that made you fall in love with your home is incredibly important. To do this, making sure your home is clean, well lit, and showcased to make an impression within the first seven seconds can make the difference in someone being interested in your property or not.

Being able to stage your home to make it look like the model home of the community will help make this first impression. Studies have shown that a house that is professionally staged sell for more than 6% above asking price. For a $500,000 listing, that’s an extra $30,000 you could be making. For a $1,000,000 listing, that’s an extra $60,000 you could be making as a seller.

Being able to market your house, from staging it properly, to finding the right buyer, to using online marketing tools, like Facebook, Google, and Realtor.ca advertising all will benefit the seller to make the best return on their property as they can.
